Quiznos deal dies after developer cuts out|[04/23/07]

Plans in the works for more than a year to open a Quiznos sandwich franchise in Vicksburg have been shelved, a company official said this week.
The Denver-based specialty sandwich giant was among eight businesses with signed leases to occupy space in Halls Ferry Station, a proposed strip mall sitting vacant behind Walgreen Drug Stores.
“The deal is dead,” said Joe Mann, a regional director of real estate for Quiznos. “The developer quit building.”
Claiborne Frazier, the lead developer of the 30,000-square-foot property, said in February his group, Frazier Development Group LLC, was on the verge of selling the property. Issues abounded with the development’s construction and financing, but Frazier said they were being “worked out.”
Yazoo City-based developer A.G. Helton confirmed his interest in the property in recent weeks, indicating a purchase of the site hinged on conditions being fulfilled by Frazier Development he did not identify.
Other businesses which made earlier commitments to have locations at Halls Ferry Station were Alltel, Just for Kids and Vicksburg Cleaners. Helton said those are also off the table and if a purchase is made, it would be made without committed tenants.
Halls Ferry Station originally was developed by Ergon Properties, the second phase of a larger project at the time that included The Home Depot.
It sits on the site of the former Halls Ferry Elementary School, which was razed in 2002. In 2004, Walgreen was built on the site.
Work continues on the future Wingate Hotel nearby, part of the Cypress Centre Marketplace development.
Principals in the $25 million development had hoped to open in March, but construction delays have pushed back the likely opening of the hotel until August, project developer Jimmy Hamilton said Friday.
Other phases included in the scope of the project are a planned new location for El Sombrero Mexican Restaurant and a 180,000-square-foot shopping center.
